We provide the legal service of ‘Conveyancing’ which is the transferring of ownership of residential freehold and leasehold properties from sellers to buyers.

We also act for banks and building societies in carrying out the legal work when they provide mortgage loans to buyers to assist them in the purchase or remortgage of a property. As part of our service we will advice our clients on all aspects of the conveyancing process and keep you informed of progress. If there are problems or enquiries you wish to raise during the transaction we will give you clear options and advice on how to deal with them.

We aim to explain issues which are sometimes complex in an honest and straightforward way without all that “legal jargon” so that you understand what is happening in your transaction. In a conveyancing transaction it will be necessary for you to sign documentation and provide information and we will make it clear to you what is expected from you in terms of providing this information,signing, reviewing and returning documentation and paying a deposit.

The average time scale for completing a transaction is 10-12 weeks but this can be longer if there is a chain of transactions, title issues or the property is leasehold.

We are transparent about fees and disbursements.  You will always receive a full quote based on the information you have provided as well of various additional services  which may be charged depending on the circumstances.

Additional Services

You will be required to pay for disbursements. Disbursements are costs related to your matter that are payable to third parties, such as Land Registry fees. The following list of disbursements is not exhaustive and does include some additional costs which may be applicable.

The Key Stages of the Process 

How long will the process take?

How long it will take from your offer being accepted until you can move into your house will depend on a number of factors. The average process takes between eight to 12 weeks. However, each transaction is different and we will progress matters as swiftly as possible.

Who will be dealing with your matter?

Your property matter will be dealt with by our Head of Conveyancing Suryana Yasin who is a solicitor specialising in property work. Suryana Yasin is supervised by the firms Director Saveeta Kaur.
